			<content:encoded><![CDATA[<p>If we looked at the real estate agents that have attempted Short Sales, we will find that only a small percentage actually successfully negotiated and closed short sales. Did you know that an average broker or real estate agent closes only 10% of the Short Sales they attempt. Many agents have walked away from short sales, or simply do not do anything with the excuse that they are &#8220;waiting for offers.&#8221; There are several reasons short sales do not work out. These can range from an uncooperative seller, lender or agent that is not too familiar with short sales. Why should agents do short sales at all? Are the time, resources and efforts dedicated to short sales worth it?<br />
On the other hand, short sales will soon be accounting for nearly 50% of the market. So, if agents are not working on short sales, they will be missing out on a lot of opportunities.<br />
To conduct the short sale properly, after submitting the preliminary paperwork, agents need to learn how to get the short sale assigned to a mitigator immediately. Then , learn what the mitigator is looking for in a short sale package. And finally, know hot to negotiate with the lenders depending on the type of loan.</p>

<li>Do not list the property above market value to cover full payoff.</li>
<li>Do not try to close on the property without the Lender&#8217;s approval.</li>
<li>Do not let yourself get Frustrated with the process.</li>
</ul>
<p>Things that you should consider when it comes to short sales:</p>
<li>Get Educated about the process.</li>
<li>Meeting the BPO agent at the house is a must.</li>
<li>Learn about how Bankruptcy can affect the foreclosure process.</li>
<li>If you are not too familiar with the short sale process, or you do not have the time or resources to follow through, throw your ego out the window and look into outsourcing the short sale work to a third party.</li>

When it comes to Short Sales, a large number of Real estate agents have never heard the term let alone know what the process entails. Many go out and make a sincere effort to learn the process from A to Z. This is definitely encouraged and it may seem like having an olympic runner learn how to walk again.<br />
Though many experts will tell you, each and every short sale is different. You may be dealing with the same lender on multiple properties, and the various responses you will get from the SAME LENDER may shock you. There is no Industry Standard when negotiating short sales.<br />
Many real estate agents do not even bother to get educated on short sales, others may try to short sale properties that are current on their mortgage. Some agents will wait for the short sale package to come back from the lender before subbmitting it. Ther eare agents that try to offer the bank a short sale without a buyer. Alot of agents make the mistake of listing the property above market value to cover the full payoff. These are some of the mistakes agents make that lead to their frustration with the process and usually ends up with a client that loses their home.</p>

			<content:encoded><![CDATA[<p>Foreclosures and delinquencies continue to rise</p>
<p>According to data released by the Mortgage Bankers Association (MBA), foreclosures rose 0.29% in the first quarter of 2009 over the last quarter of 2008. After adjusting for seasonal factors, the delinquency rate rose 1.24% from the last quarter of 2008, to 9.12% of all loans outstanding as of the end of the first quarter. The current delinquency rate, which includes loans that have at least one payment past due, is the highest in the last 36 years. The combined percentage of loans in foreclosure and at least one payment past due, was 12.07% on a non-seasonally adjusted basis, the highest ever recorded in the delinquency surveys conducted by the MBA so far. Jay Brinkmann, MBA&#8217;s chief economist, said that &#8220;the pace of foreclosures has stepped up considerably.&#8221; Economists have predicted that unemployment will not decline until mid-2010. Since unemployment is a leading indicator of mortgage performance, there may be no significant reduction in foreclosures and delinquencies until mid-2010.</p>

<p>Pending Home Sales Jump 6.7 %</p>

<p>Lower prices and attractive mortgage rates are breathing new life into housing, with one measure of sales posting its fourth increase in the last five months.</p>
<p>Pending sales of existing homes, or contracts signed but not closed, rose 6.7 percent in April, according to the <a href="http://www.bizjournals.com/washington/related_content.html?topic=National%20Association%20of%20Realtors">National Association of Realtors</a>. April&#8217;s pending sales were up 3.2 percent from a year ago, the NAR says.</p>
<p>The biggest increase in April was in the Northeast, where pending sales jumped 32.6 percent from the previous month.</p>
<p>The NAR&#8217;s pending home sales index is a forward looking gauge, and the group cautions that it is more volatile than actual closed sales.</p>
<p>&#8220;The relationship between contracts on pending home sales and closings on existing home sales is taking longer than in the past for several reasons,&#8221; says NAR chief economist Lawrence Yun. &#8220;Mortgage processing time has increased, it is taking many months to close on those homes requiring short sales with lender approval, and some sales are falling through at the last moment.&#8221;</p>
<p>Still, Yun says he believes the housing market has already bottomed out in some areas.</p>
<p>The group last week reported closed sales of existing homes rose 2.9 percent in April.</p>
<p>The NAR&#8217;s housing affordability index was also at its second-highest level on record in April.</p></div>

<div>Submitted by Terrence Hassett, REALTOR<sup>®</sup>  You may already know that short sales can be a long and involved process, and frustrating for everyone involved.  The secret to eliminate many common headaches is getting the property &#8216;pre-approved&#8217; for a short sale offer, while gently guiding the sellers in order to avoid potential disasters.</div>
<p>Would you like a quick reference for exactly what you need to get short sales pre-approved in record time?  Agent Terrence Hassett explains how to do just that in three simple steps.</p>
<p>Here&#8217;s Terrence&#8217;s description in his own words:</p>
<p>“Co-op brokers are wary of short sale offerings, due to the risk of last minute fall-out or problems over commissions.  By counseling your sellers to submit EARLY, you can usually get a &#8216;pre-approved&#8217; short sale offering, and head off some of these problems.  Here&#8217;s the best way to approach this&#8230;</p>
<p><strong>A. Start by obtaining the submission package from the lender or have your own, including:</strong></p>
<div>
<div>
<ul>
<li>the permission letter</li>
<li>financial statement</li>
<li>hardship letter, and</li>
<li>pro-forma settlement statement based on an aggressive but realistic price (including your commission).</li>
</ul>
</div>
</div>
<p><strong>B. Counsel your sellers as to the potential problem spots up front, like:</strong></p>
<div>
<div>
<ul>
<li>retirement accounts,</li>
<li>transfers of assets within the last 12 months, and</li>
<li>assets with equity.</li>
</ul>
</div>
</div>
<p><strong>C. Let sellers know that the lender will likely ask for:</strong></p>
<div>
<div>
<ul>
<li>the difference in a note as a starting position, and</li>
<li>require an independent BPO (Broker Price Opinion).</li>
</ul>
</div>
</div>
<p>If you can get your short sale pre-approved, you can offer the listing with a higher probability of closing.  And these three steps will put you well on your way to a complete package for an offer submission.”</p>

			<content:encoded><![CDATA[<p>I came across a few intereting stats that may wake up alot of agents out there. As of today, there are close to 9,200 short sale properties listed in Broward County alone. That is out of nearly 28,000 total listings for our County. Sounds great doesn&#8217;t it? Almost a third of the listed properties are listed as short sales. This is great for the Industry, right? Tons of work for Real Estate Agents! And Plenty of Inventory that is ready to be gobbled up by buyers. Not exactly!</p>
<p>Now are you ready for the real IMPORTANT stats . . . ?</p>
<p>Less than 700 of those 9,200 Short Sale Listings are Approved Short Sales. In other words, the banks have only approved the sale of less than 8% of the Short Sale inventory, that amounts to approximately 2.5% of the total inventory in Broward County.</p>
<p>What does that say to you, as a Real Estate Agent?</p>
<p>To me, it means plenty of Agents are running around wasting alot of their time and creating false hope for their clients, the sellers. Also wasting the time and resources of other agents that are trying to get deals done, and wasting the time of sincere buyers that are seeking to buy a home. Most of the agents do not have a single clue about the Short Sale Process, how it works and what is necessary to successfully complete a Short Sale transaction.</p>
<p>The really sad thing is, their sellers, their clients are most likely going to lose their homes.</p>
